Product: Roller Blinds with bespoke printed fabric
Watkin Jones’ first campus build was at Cranfield University where they were tasked with the demolition of existing student buildings and replacing these with five new blocks of student accommodation. The blocks varied in size between 3 to 5 storeys to provide the University with an additional 613 bedrooms.
Bartell were chosen to manufacture and install roller blinds across all 5 blocks. A bespoke printed fabric was picked for the rollers with each block having a different colourway of the same design.
The project was completed over two phases with the second phase being delivered ahead of schedule in Spring 2022. As we manufacture our own products in house, we have the unique opportunity to control our production schedule. In cases like this where the project schedule of works has changed, Bartell can offer flexibility to its clients by adjusting its lead times.
The Lumen & The Spark, Newcastle
Project Name: The Lumen / The Spark, Newcastle
Client: Sir Robert Mcalpine for Legal and General
Product: 700 Silent Gliss 4830s Roller Blinds across two buildings
Located on Newcastle’s Helix Science Park Development, The Spark and The Lumen buildings were built by Sir Robert Macalpine for Legal and General.
Both buildings are commercial office spaces with The Spark reaching 12 floors and the Lumen reaching 9 floors.
Bartell were awarded the contract to supply and install Silent Gliss 4930 roller blinds throughout both buildings. Silent Gliss 1% Verascreen fabric was chosen allowing the natural daylight to flow into the office whilst also reducing glare. Installing blinds throughout the offices allows the businesses inside to work effectively throughout the day without any issues from the sun.
Hampton by Hilton, Blackpool
Project Name: Hampton by Hilton, Blackpool

Product: Curtains on Silent Gliss triple track
Hampton by Hilton Blackpool underwent a multi-million pound extension which opened in April 2023. The extension doubled the footprint of the building, adding 75 bedrooms to the original 130 as well as larger kitchen and dining areas. Designed by Tim Groom architects, Hampton by Hilton’s extension was one of the key developments for Blackpool in 2023 helping the local councils’ improvement strategy for the town.
Bartell were awarded the contract to manufacture and install curtains to all new areas of the extension. We manufactured voiles and triple pinch pleat curtains in Vescom fabric which we fitted onto Silent Gliss triple track. Triple track allows you to create a layering effect by hanging curtains and voiles on the same track. This is especially perfect for hotels where voiles allow privacy to be achieved 24/7 with the added blackout layer of curtains to allow guests to sleep whenever they wish.
Upperbanks, Rochdale
Project Name: Rochdale Upperbanks

Product: Roller blinds
Due for completion in 2024, Rochdale Development Agency is delivering the Riverside scheme on behalf of Rochdale Council, in partnership with developer Genr8 Developments and Japanese investor Kajima.
Wilmott Dixon, the main contractor, were charged with building 242 apartments in Rochdale town centre. One of the projects main goals was to keep the community at the heart of the project. With this in mind, 50% of the project spend was invested with businesses based within 20 miles of the site.
Bartell was selected as one of the local businesses to contribute to this project. We manufactured and installed roller blinds to all apartments.
The Keel, Liverpool
Project Name: The Keel, Liverpool
Client: The Keel
Product: Curtains on Silent Gliss 1280 Roller Glider Track
The Keel is a block of 240 apartments in Liverpool overlooking the River Mersey. Converted from the former HMRC offices in 2015, the build to rent apartments range in size from studio to three bedrooms. After winning the ‘Best Place to Live in Liverpool’ award in 2021, it underwent a makeover to create a communal area for residents.
Shortly after this, Bartell were enlisted to replace all existing roller blinds in the apartments with Curtains. We manufactured and installed the curtains with Silent Gliss 1280 Roller Glider Track. We completed the installs on a rolling basis from 2021 and completed the final apartment in 2023.
Hairpin House
Project Name: Hairpin House
Builder: Ridgeback
Product: Roller Blinds
Hairpin House is a 237 apartment BTR in Birmingham completed in 2023. It was built by Ridgeback and took inspiration from the site’s historic home to Kirby Beard & Co, which famously invented the Kirbigrip hairpin.
Project Furniture Residential were awarded for furniture packages for the project and they selected Bartell Cottage Furnishings to work alongside them to provide window coverings. We manufactured and installed our Triton roller blinds to all living areas and bedrooms in each of the apartments. Blackout fabrics were selected for the bedrooms to reduce light pollution at night whilst dimout fabrics allow some light to filter through to the lounges whilst also providing privacy.
By working with Project Furniture Residential, we ensured the residents of Hairpin House had beautifully furnished properties ready to move in to.
Moda, Holland Park
Project Name: Moda Holland Park, Glasgow
Builder: Robertsons
Product: Wave curtains
Moda’s Holland Park is a new Build to Rent neighbourhood which is coming soon to Glasgow. Holland Park will be made up of 433 apartments ranging in size from studios to 3 bedrooms. Nearly 1000 people will live here across 4 buildings from 6 to 22 storeys high.
Bartell Cottage Furnishings were awarded the contract to manufacture and install wave curtains on 6010 Silent Gliss track to all living areas and bedrooms as well as the cinema room. We manufactured high quality wave curtains in our Newcastle factory using Edmund Bell Expressions fabric and installed these alongside our wave track to each specified area.
Once completed, residents of Holland Park will be able to enjoy the privacy, light control and style that our high quality curtains provide.
Moda, The Lexington
Project Name: Moda, The Lexington Liverpool
Builder: BCEGI
Product: Wave Curtains
The Lexington BTR in Liverpool is a £90 million development comprising of a 34-storey tower with 325 apartments.
BCEGI, the main contractor, instructed Bartell Cottage Furnishings to manufacture and install wave curtains to each apartment using Silent Gliss 6840 wave track. Our team of talented seamstresses manufactured each curtain in our Newcastle factory which our installation team then fitted throughout the building in our allotted time scale. The Lexington opened on schedule in September 2021.
